A unit rated F or G on its energy certificate freezes its own rent, with no box to tick: the review is refused rather than calculated, the line quotes the rating and the date the freeze took effect, and works that lift the unit back to E lift the freeze on their own.

What we get asked.
Which software does PrivateCore Real Estate replace?
On the transaction side: Hektor, Apimo, Netty. On the management side: classic property-management modules like Gercop or Even. Typical case: an agency paying for two tools (transaction + management) and keeping its AML-CFT register in Excel.
And listing on SeLoger / LeBonCoin?
Your listings are published on your own self-hosted website from day one (indexed by Google). Portal gateways are on the roadmap: importing your existing stock (CSV / competitor export) is already here.
Is AML-CFT vigilance really mandatory for an agency?
Yes: real-estate professionals are subject to the AML-CFT framework (monetary and financial code), with a vigilance register and a TRACFIN report in case of suspicion. The module keeps the register and pre-fills the template, while the file is fresh.
Is principal accounting separate from my agency accounting?
Yes. A dedicated chart of accounts, a balance per principal, bank reconciliation of the separate account, and a management report generated for each owner. Your agency accounting stays in the Accounting module.
Does my client file stay with me?
That's the principle: buyers, sellers, owners and tenants live on the agency's Mac Mini. No third-party SaaS sees your exclusives or your mandate pipeline.
I come from Crypto LSC or Hektor: what about my data?
The CSV import is built for that: mandates, owners, tenants and properties are taken over from your current software's export (legacy Windows encodings included). It happens at onboarding, with you, before the old tool is switched off.
Is the sale-agreement signature via a link legally valid?
It is a simple-level electronic signature under eIDAS: named link, timestamp, IP address kept. Suited to the private sale agreement between the parties; the notarial deed stays with the notaire, as today. For a qualified level, we integrate a provider such as Yousign on top.
